This message is for Pepe and any other members living in or around Fort Worth...
My wife and I are considering a move from Houston to Fort Worth in a couple of years to get us closer to her family in west Texas. What are the "nice" neighborhoods with good schools and homes in the $200K-$300K range? We'd prefer an established neighborhood to new construction, though would look at both.
Thanks,
Daragh (Kruger)

Hey dude, if you need to PM me again, you can now. I forgot about my PM box being full, but I deleted some PM's though.
There are plenty of great areas in Fort Worth(or Tarrant County, in a broader sense). HinzM3 lives in a new neighborhood, but has FIOS and can get you a nice house in the $200K-$300K. I would suggest Keller, but there's too much construction and the roads still aren't built enough to sustain the amount of growth the suburb is experiencing. Technically, the area where he lives in is considered Keller to some, but is also considered Fort Worth. When I say Keller, it refers to the area a bit left of US 377, but majority to the right. In that area where HinzM3 lives, called Heritage Trace, you have easy access to I-35W and its a great neighborhood as well. Keller ISD schools are considered one of the top school districts in TX IIRC, and have the latest in technologies to implement as well.
Others you may want to consider would be South Arlington(where Gregg used to reside in), Southlake, Trophy Club, Haslet(if you want more land), Benbrook, or even Flower Mound. Grapevine I would recommend, but traffic is just awful there, even moreso when the Grapevine Funnel project is slated to begin sometime next year.

If you're looking to live in fort worth and you want to live on the northside Keller will be probably be your best choice. On the southside Benbrook would be it. School disctricts for Keller are the best in Ft. Worth and the house prices are great as well. For 2-300k you will get a really nice house. The farther east you go IE southlake, Trophy Club, ect the house prices increase. For a little less than 300k you will be able to buy a 4500sq ft house with a media room, game room, 3 car garage and on a fairly nice sized I think min 80x125 lot.
Schools wise I have 2 brothers now 15 and 12. Before we moved to this school district they were pretty much C students. In the 3 years we have been here one now has straight A's and the other is fairly close. You want to stay away from the Fort Worth school disctrict.

Yeah, jeez.... oh wait.... I play football for Colleyville...
Thw FWISD isn't all bad, the district right near me is very good in fact, Paschal is a top 100 HS in the nation, the Taglewood Elementary school is great also. Of course, the housing is a bit more expensive, but a nice place can be found for 200-300k. I'm talking about the area around TCU (but not far from TCU, because that's just well, quite ghetto), Colonial, and River Crest.

Thats because its pretty much part of Benbrook. The houses in that area are way overpriced. I like the north side because you still only about a 25-30 min drive from Dallas.

I moved out here from California too. Texas isn't that bad I just wish there wasn't so much damn Humidity. Cost of living kind of makes up for that I guess.

Keller is a good area, i just moved into my house. its a 3376 sq ft house, with a HUGE back yard and i paid abt $200K incl closing costs. as Hinz mentioned the schools are good and i just got FIOS. the area is growing and the house prices are going up.

If you have children in southlake, their lives will consist of high school football. That will be their whole life.

Pretty much part of Benbrook? Do not tie these areas into Hickville. Oh well, I'll take my home accross the street from Rivercrest... that really needs to happen soon, anyone want to drive some tenants out of a house so I can buy it already? Of course, Im biased because I want to be near TCU so I have never even considered the North Side. What 275k will end up buying near Rivecrest will buy a small Mansion elsewhere, but this 275k will be worth 500k when 275k elsewhere may be worth 325k.
Not quite sure if what I just wrote makes any sense.
I was surprised at how similar Ft Worth seemed when going from one side to the other. Atlanta is *very* different depending on what interstate you are around, or what side of the city you are outside.
That said - I can tell you to not move to White Settlement - for obvious reasons. haha
Driving through there reminded me of Satsuma, AL(redneck central down here).

Def - you know my answer!
See, living in Ft Worth/Tarrant County it all depends on what you're shooting for. If you want the most modern house in the 'burbs Keller and Southlake (start your seach at the intersection of 377 and 1709 and go from there) are the way to go...unless your kid is small and won't play football. I'm not kidding. If you want something with more "personality" there are some gems around Lake Grapevine and down in Rivercrest/West Ft Worth...but those will run you probably $25 more sq ft than new construction in Keller/Southlake. However a lot of the "law crowd" live down around Rivercrest. Plus traffic from Grapevine to dt Ft Worth is a killer at the 121/183 interchange.
I remember in 1989 when we moved to Grapevine we'd have people coming in from Cali building these 4500-5000 sq ft houses around our little 2800 sq ft house and there would just be two people living there. Economics 101 kicked in about 1993 and I figured out the score. Ya'll from the left coast would be shocked what you can buy in north Tx for $300k.

Cowboy boots eh? I've got a family friend at Luskey's downtown...we'll get you taken care of. You'll also need to learn how to two step or you eliminate half of your dating potential in Ft Worth.

Completely forgot about the line dancing... oh no!
On a funny side note, there was a country line dancing place about 10 miles from where I am now in AL. It was a big red barn with a pair of 8 ft tall cowboy boots next to the highway. This classy joint was named "Paw Paw's Barn."
There was a big fight/riot there because of "racially selective admission procedures" and they closed down a few years back.
Good ole' Alabama. :D

So help me Allah, you line dance in Ft Worth and you'll find a new place to live. GIANT Texas faux pas...(for real Texans at least. You'll find most chicks that line dance won't fit in your M)
